Zürich Homeowners Face Tax Hike in 2026

Starting in 2026, homeowners in Zürich will face significantly higher taxes due to updated property valuations.

The canton has revised the property and imputed rental values, which were previously based on outdated 2009 figures.

This adjustment follows court rulings that deemed the old valuations non-compliant with federal law.

As a result, property tax values will increase by an average of 48%, while imputed rental values for single-family homes and condominiums will rise by about 10%.

The changes are expected to generate an additional 85 million Swiss francs annually for both the canton and municipalities.

In response to the anticipated financial strain on homeowners, the government plans to reintroduce a hardship provision to mitigate excessive tax burdens.

This move has sparked criticism from political parties and homeowner associations, who argue for the abolition of the imputed rental value altogether.
